Permits and Regulations
Do I need a building permit for my project?
Yes, most residential projects in Quebec require a municipal permit.
New construction, additions, monolithic slabs, and structural modifications all require a permit. Permits ensure that your project complies with the Quebec Construction Code and municipal regulations. Le Projet Construction manages the permit application process as part of our turnkey services.
How long does it take to obtain a building permit?
Approximately 30 days for an initial response, depending on your municipality and the complexity of the project.
Projects subject to a site planning and architectural integration plan require an additional 30 to 60 days. We manage all administrative procedures and keep you informed of the approval process.
How can I check if my contractor is qualified in Quebec?
Check their RBQ license in the public directory of the Régie du bâtiment du Québec.
All construction contractors must hold a valid RBQ license. For new construction, also check their accreditation with the Residential Construction Guarantee.
Monolithic Slabs
Does a monolithic slab require the expertise of an engineer?
Yes, an engineer is required in Quebec to design a residential monolithic slab.
The engineer assesses the load-bearing capacity of the soil, calculates the loads, and designs a slab that complies with the Quebec Construction Code. Le Projet Construction works with qualified engineers and includes this service in our projects.
What is the difference between a monolithic slab and a traditional foundation?
A monolithic slab combines the footing and slab in a single concrete pour, creating a continuous structure without joints.
A traditional foundation requires three separate pours (footings, walls, slab) with multiple truck visits. The monolithic slab is faster, uses less material, costs less, and offers excellent strength.
Can a monolithic slab be built in winter?
Yes, but with special precautions and additional costs.
Concrete requires adequate temperatures to cure properly. In winter, measures such as concrete heating, antifreeze additives, and thermal protection are necessary, increasing costs. We recommend planning for milder months, but let's discuss your situation to determine the best option.

How long does a turnkey new construction project take?
Between 6 and 12 months for a standard single-family home, including obtaining permits, site preparation, and complete construction.
Multi-unit buildings require more time. The duration varies depending on size and complexity. We establish a precise schedule during the initial consultation and ensure rigorous follow-up to meet the agreed-upon deadlines.
Can I make changes to my project during construction?
Yes, but changes may affect deadlines and costs depending on their scope.
Major changes may require adjustments to engineering plans or permits. We discuss any changes with you to assess the impact and obtain your approval before proceeding. Our transparent approach allows you to make informed decisions.
Warranties
Do you offer warranties on your construction work?
Yes, new construction in Quebec is covered by the mandatory warranty plan administered by Garantie de construction résidentielle.
This plan protects your investment against construction defects. Coverage periods vary depending on the nature of the defects. Projet Construction holds all necessary permits and accreditations, including our RBQ license 5787-1626-01.
